Terms of Service

Effective Date: July 2026

1. Services

KC Property Services provides residential and commercial cleaning services including standard cleaning, deep cleaning, move-in/move-out cleaning, Airbnb turnovers, post-construction cleaning, office cleaning, property inspections, linen and laundry services, consumable restocking, furniture shopping and setup coordination, and other agreed services.

2. Estimates & Pricing

Quotes are based on information provided by the customer. Pricing may be adjusted if the property condition, size, or requested scope differs from the original booking. Additional charges require customer approval.

3. Payment

Payment is due upon completion unless otherwise agreed in writing. Late payments may incur additional fees.

4. Scheduling & Cancellations

Appointments canceled with less than 24 hours’ notice may be subject to a cancellation fee. Lockout fees may apply when access cannot be obtained.

5. Property Access

Customers are responsible for providing accurate access instructions. Delays caused by incorrect access information may result in additional charges

6. Utilities

Running water and electricity must be available. Services may be rescheduled or modified if utilities are unavailable.

7. Cleaning Results

Cleaning cannot restore permanent damage such as staining, discoloration, rust, etched surfaces, mold beneath surfaces, or worn finishes.

8. Deep Cleaning

Deep cleaning addresses heavy buildup but may require additional labor if the property’s condition exceeds the quoted scope.

9. Furniture Moving

Large furniture and appliances will not be moved for safety reasons.

10. Laundry & Linen

KC Property Services is not responsible for shrinkage, color bleeding, manufacturer defects, or pre-existing fabric damage

11. Satisfaction

Concerns must be reported within 24 hours. We may return to address missed areas at our discretion. Refunds are not guaranteed.

12. Property Damage

Damage claims must be reported within 24 hours with photographs. Liability shall not exceed the amount paid for the affected service.

13. Valuables

Customers are responsible for securing valuables, cash, jewelry, firearms, medications, collectibles, and important documents.

14. Health & Safety

We may refuse or discontinue service where unsafe conditions, aggressive animals, biohazards, or illegal activity are present.

15. Furniture Shopping & Coordination

We are not responsible for retailer inventory, shipping delays, manufacturer defects, or warranty claims. Consultation fees are non-refundable once services have been rendered.

16. Limitation of Liability

KC Property Services shall not be liable for indirect or consequential damages. Total liability shall not exceed the amount paid for the applicable service.

17. Force Majeure

We are not responsible for delays caused by events beyond our reasonable control.

18. Governing Law

These Terms are governed by the laws of the State of Florida.

19. Changes

KC Property Services may update these Terms of Service at any time by posting an updated version.
